Hi, I’m Kim. I am from Wisconsin, born and raised (Go Pack Go). I started my career in property management over two decades ago but have spent most of my career in financial markets, the last 19 with Citibank. I started in the Affordable Housing Financing in administration and then Marketing. Along the way I raised two kids and fit in a few seasons ski instructing at Beaver Creek Ski Resort. Launching Grand Welcome Beaver Creek has brought my journey full circle back to property management.
Since becoming a full-time resident in the Vail Valley, I have enjoyed a new connection to the community through volunteering for the Beaver Creek Property Owners Association, the sports focused school, Vail Ski and Snowboard Academy’s PTO, and Ski and Snowboard Club Vail.
Our decision to move here allowed me to develop a deeper appreciation for mountain summers. Beyond the thrill of finding untouched powder in winter, I love the summer adventures—hiking, pickleball, golf, mountain biking—and enjoying the diverse festivals offered in the valley.
Hello, I’m Steve! I am originally from Massachusetts and grew up ski racing in New England. I started my career as a federal bank examiner and since then I’ve worn many hats. I’ve been a successful tech entrepreneur, capital markets CIO, software CEO, and lately a student of data science. Between these titled sojourns, I have always been a consultant in some form, either independently or for well-respected companies like PwC and IBM.
For a long time, a trip out West meant “Vermont” until I finally moved to Denver. On the advice of a friend, I tried Beaver Creek my first winter and never left. With a lot of air miles and red-eye flights, I’ve managed to spend enough time in the Vail Valley to work as a Beaver Creek ski instructor for the past 20+ years.
Today, I am committed to running a successful vacation rental management business here in Beaver Creek and keeping up with my former business interests albeit in a more limited capacity through Board involvement or consulting.
Like most people I love our dry snow, sunny days, and big fall line vertical. My favorite thing about Beaver Creek is our ability to host America’s only World Cup Downhill. I love it when I’m skiing in other countries and nearly everyone knows Beaver Creek from that race!

Fees for managing a short-term rental property in the Vail Valley can fluctuate widely between 10% of gross rental income for basic "list-only" services to 49% for hotel managements services. AirBnB rentals are allowed in Beaver Creek. The surrounding municipalities of Avon, Eagle-Vail, Edwards, Minturn and Wolcott have differing short term rental restrictions at both the town and homeowner association levels. Within Beaver Creek, Owners who rent their home or condominium are required to pay the Civic Assessment and the Lodging Civic Assessment to the Beaver Creek Resort Company (BCRC). If your home or condominium is managed by Grand Welcome we will collect and remit the assessments for you. Current rates for Civic and Lodging Assessments can be found here. In addition, if a home or condo is rented out for more than four (4) days in a month, the owner must also obtain a Beaver Creek Business License unless the owner is exempt by renting their property only through a person or management company licensed under the BCRC licensing regulation such as Grand Welcome.

Before collecting any short-term rental taxes from your guests in Eagle County, Colorado you need to know whether any taxes have already been collected for you. Short-term rental platforms like AirBnB are usually required to register with the local Department of Revenue and collect short-term rental taxes when the listing is booked. If taxes are not being collected for you or are incomplete, you are responsible for collecting and remitting taxes. Local taxes on your short-term rental will include state and count sales taxes, town occupancy and use taxes as well as possible civic assessments depending on the location where the lodging is provided.
